Steel That Is Wet Every Night

For much of May through August the marine layer sits over this coast overnight and does not clear until mid morning. That is not weather that damages a door directly. What damages the door is the sequence underneath it.

Through the night, steel hardware radiates heat upward and cools faster than the air in the garage. When it drops below the dew point, moisture condenses onto it. The parts that cool fastest are the ones with the most exposed surface and the least insulation around them: the torsion shaft, the spring coils, the cable drums, the hinge barrels and the roller stems.

Within a mile or so of the surf, that moisture carries chloride from the aerosol the waves throw up. Chloride does not politely rust steel. It breaks down the passive layer locally and starts a pit, and a pit concentrates stress in a way that uniform surface rust does not.

Why Springs Go Early Here

A torsion spring is wound wire under continuous load. Every cycle flexes it. A spring rated for ten thousand cycles is quoting a laboratory life on clean steel.

Put a corrosion pit on the inside of a coil and you have given the spring a stress raiser. Fatigue cracks start at stress raisers. That is the whole reason a coastal door can burn through a spring set in six or seven years while the identical door on an identical house inland is still on its original pair at twelve.

The same logic applies to lift cables, only worse, because a cable is stranded. Chloride works down between the strands where nothing can be seen and corrodes the cable from the inside outward. The exterior can look sound while the core is finished.

What the Service Involves

We start with the parts you cannot inspect from the driveway. The shaft gets looked at along its length, particularly where it passes through the end bearing plates and the centre bearing, because a shaft that has pitted at a bearing will chew that bearing.

Spring coils get inspected between the turns, not just across the top face. Rust between coils is common here and often invisible until the door is halfway up and the coils separate.

Cables get inspected where they wind onto the drum, which is where they take the sharpest bend and where fretting exposes fresh steel to the moisture. Rust bleeding out from between strands means the cable is replaced, not cleaned. There is no honest way to rescue a corroded cable.

Then hinges, roller stems, bearing plates and fasteners, and the track gets wiped out dry.

Treatment, Not Just Inspection

Where corrosion is still surface level, we clean it back and get a proper film of lubricant onto the part so the next four months of damp nights do not sit directly on bare steel. Lithium grease or a silicone spray, depending on the part. Nothing goes on the track.

Where a part is pitted rather than just rusty, we say so and quote it. A pitted spring is a spring on a countdown, and a corroded cable is a crooked door waiting for a morning when you are late for something.

Coated and Galvanised Stock

When springs do need replacing here, we fit galvanised or coated wire rather than plain oil tempered stock. It costs more per pair. On this coast it is the cheaper option over any horizon longer than about five years, because the coating is what keeps the pit from starting in the first place.

Cables we replace as a pair, with the drums re-timed so both sides wind in step, and galvanised aircraft cable rather than the cheapest thing on the shelf.

How Often

Within a few blocks of the water, once a year, in late spring before the season starts. Further inland, every eighteen months is defensible. If the door is loud at dawn and quiet by afternoon, do not wait for the interval, because that pattern means moisture is already reaching surfaces that should be carrying lubricant.
